I'm sitting in my new home thanks to Joe. That's because Joe is an honest, creative, likable guy who knows his craft. Unlike many of his peers, Joe did not follow the cookie cutter approach for me. Instead, Joe took the time to understand my unique circumstances and developed a strategy commensurate with my situation.

Joe generally follows the model of a northeast savings bank, profiled in a New York Times article. The bank and Joe don't care about your credit score. Instead, they want to know if you'll be able to repay the loan. They do this by taking the time to get to know you ... so get ready for coffee with Morning Joe.

My credit score went from A+ to D- because I refused to pay an unfair bill. Joe examined my finances and recognized that my low score had absolutely nothing to do with my ability to repay the loan. My former mortgage broker depended solely on these inaccurate credit scores. Of course, now people who took out non sub-prime loans are beginning to default. Why? Because a credit score doesn't provide a clear picture of an applicant's financial situation at all. Warren Buffet would be marked down if he missed a VISA card payment!

Joe developed an individual strategy that reflected my real financial situation. He also steered me through the predictable hiccups and glitches that popped up along the way. All was solvable due to Joe's flexibility, knowledge and navigational ability.
